A mirror in the real estate sun ? Japan posts record trade deficit ...
The case of having a Japan like correction in our real estate market grows stronger as each year goes by.? The entire notion of zombie banks derives from the crisis in Japan.? Shadow inventory and the suspension of mark-to-market accounting are part of the life support that is keeping many US banks operating.? Two decades later, with low interest rates and no signs of real estate values going up, the Japanese housing market is virtually stuck in a holding pattern.? One thing is now different however as Japan is now starting to run trade deficits.? Japan recently posted a record trade deficit because of a strong yen and rising imports on fuel.? Yet the real estate market has yet to recover and is back to 1980s values.? Can you imagine housing values in the US going lower or sideways well into the 2020s?? Hard to believe but let us examine a few areas where the pattern is playing out on a similar note with new data.
US versus Japan housing values
If we examine the US housing bubble and Japan housing bubble we see a similar bubble bursting format:

Since the chart was produced US home values have moved even lower.? Japanese real estate values are going back to levels last seen in 1985.? Two lost decades are baked in the cake.? The US has already reached one lost decade.? When you examine items like the above you have to ask what will be the impetus for increasing US home values.? Are we seeing household wages go up?? If you listen to talks of the great car recovery story, part of it had to with rising car sales but a large part of it had to do with slashing wages.? How is that good for increasing home values?
Low interest rates a panacea for home buying?

Some seem to think that low interest rates are a cure all for everything ailing the real estate market.? Certainly the Federal Reserve believes this.? Japan has mastered the low interest rate world:

The Bank of Japan has kept interest rates below 2 percent for nearly 20 years.? In fact, the Bank of Japan has had a zero percent target interest rate policy in place since 1999.? As you can see this has kept mortgage rates at incredibly low levels.? Surely with such low rates home building has taken off?

Okay, well maybe home values have increased:
Home prices have retraced two full decades even in the face of decade long zero interest rate policies by a central bank.? For those that think Japan?s housing market is tiny think again:

Japan has one of the most valuable real estate markets in the world even after their housing bubble completely collapsed.? Over the long-term housing values are driven by local demand.? Bubbles of hot money can emerge like what is being experienced in Canada at the moment.? But these are unsustainable and by definition will burst at some point.
The case for rising rents
The next argument we hear is that somehow low interest rates and zombie like banks will somehow push rental rates higher.? Rents are mainly driven by what people can afford with their paychecks.? And so far, there is no indication rents are soaring in Japan:
I find this argument fascinating in the US as well.? Of course, once the bubble burst a premium was placed on renting as credit markets seized up and people switched to renting and were unable to obtain a mortgage.? Yet once that short-term premium is exhausted rental values begin to find a natural equilibrium.? Take a look at the Las Vegas market and you can see a tipping point in rents emerge.
When we hear about the issue with youth employment in the US we need only look at issues being faced in Japan as well:
?(CBC) It?s hard to fault Ueda for his lack of enthusiasm. This was supposed to be the year he followed Japan?s decades-long, springtime tradition that sees hundreds of thousands of students bloom into full-time workers.
?I couldn?t find a job, so I?m staying on in school for another year,? he admits with a shrug.
That makes him one of the more than 100,000 new university graduates ? 20 per cent of the total ? who hadn?t secured full-time employment as of May 1, according to a survey by the Japanese Education Ministry. Their ranks have been growing each year.?
Even with real estate values back to 1980s levels in Japan it is hard to purchase a home with no secure employment.? People always point to the low unemployment rate in Japan but this is somewhat misleading.? Japan has a giant part-time work force, nearly one third of their entire labor force.? These workers operate largely like contractors and surely that cannot be a boost of confidence to take on 40 year mortgage.

-Continuing price declines in the face of record low mortgage rates
-A rising part-time labor force

-Decade long depression on housing starts
-Fast decline in home prices after bubble burst followed by slow and continued decline in real estate values
There are obviously many differences as well but the above is what is playing out.? The US has never had a real estate bubble of this magnitude so it is hard to predict how things will play out.? Yet we can analyze the data and hopefully arrive at some macro-economic conclusions.? We can look at similar situations and ask why our pattern is looking very similar to the bust in Japan.

No One Dies Alone | FLUX
Martie Blodget appreciates the cyclical weather patterns of the Pacific Northwest. She finds the near-constant rain to be calming, cleansing, and predictable. She often bikes along the Willamette River trails, riding through the rain and the early morning fog. When she needs time to herself, she takes her kayak to Smith River to see the birdlife. She finds solace in the sights and smells around her. Most nights she cooks dinner with her husband in their quaint, comfortable home surrounded by pictures of their six grandchildren.
No one would ever suspect she is waiting for death.
Blodget is a volunteer for No One Dies Alone, a program first implemented ten years ago at Sacred Heart Medical Center University District in Eugene, Oregon. No One Dies Alone (NODA) is a volunteer organization that provides companions to dying patients who would otherwise be alone. Volunteers can serve as a surrogate family?watching over patients, making sure they are comfortable, alerting the staff if they need assistance, and providing a sense of companionship at the end of life. Those involved with NODA believe this support is a basic human right and a necessity in life?s final moments.
??????????? ?There are only two things that people inevitably do,? says Sandra Clarke, a former Sacred Heart staff nurse. ?They are born, and they die. You do not come into this world alone, and you shouldn?t have to leave it that way.?
For Clarke, the program is of great personal importance. Seventeen years ago, Clarke was working when an elderly gentleman nearing the end of his life requested a favor: he asked her to sit with him and hold his hand as he died. Touched by his request, she agreed, but was forced to leave the room in order to tend to her other patients.
When she returned to the man?s room an hour later, he had passed with his hand outstretched on the bed. The man, who had outlived all of his relatives, died alone.
?It really resonated with me how unjust it was, that someone asked something so simple of me and I couldn?t do it,? Clarke says.
Inspired by her story, Director of Spiritual Care Bob Sherry and Program Director Carleen McCormack formed NODA seven years later.
?People who have no family and people who have huge families do this?it touches everyone,? Clarke says. ?And it has definitely helped with my guilt. Every time I volunteer it makes me feel like yes this is right, this is the way it should be.?
Though it began with a group of only ten volunteers, the program just celebrated its ten-year anniversary. The organization now has a volunteer base of over sixty.
The training process for volunteers is extensive. In order to participate in NODA, applicants must volunteer for a minimum of three months in some other capacity for the hospital and complete a rigorous eight-hour training program.
?[We train] people for how to really be present at the bedside for someone,? McCormack says. ?We really stress that there be no real agendas, particularly religious agendas, at the bedside. It?s one human being, being there for another.? After completion, volunteers sign up for shifts during times they are available and receive calls from a vigil coordinator when needed.
?We want [volunteers] to get to know us; we want to get to know them,? McCormack says. ?It?s a very intimate personal type of volunteerism to be part of No One Dies Alone. You?re one-on-one at a patient?s bedside. We want to make sure that people are prepared for that.?
Martie Blodget?s past experience as a volunteer with Sacred Heart?s Hospice program, which provides end-of-life care, gave her just this sort of preparation when she started working with NODA nine years ago.
?I was very gung-ho [when I started] so I said I was available 24/7,? Blodget says. ?Then you start getting calls. And it?s a little scary at first.?
On Blodget?s first call, she arrived at the hospital late in the evening. She expected her patient, an elderly man, to be in a drug-induced comatose state. Blodget was shocked to find he was perfectly lucid?he even asked her to sing Gilbert and Sullivan songs. She says she?ll never forget that call.
?I said, ?This guy wants to sing some Gilbert and Sullivan? I know a few,? Blodget says. ?So we sang together, and he professed that he had such a wonderful time with all these people coming to be with him. And he died the next day very peacefully.?
Although others might find the experience upsetting, Blodget felt remarkably at peace when she returned home.
?I was so delighted that I could be there for him,? Blodget says. ?I mean, what are we there for? We?re there to act as surrogate family. So that?s my full focus ? definitely on ?let?s get this person dying as quickly and as comfortably as possible.??
Blodget?s second experience with NODA was very different. Her patient, a woman who had just had her ventilator removed, died within minutes of her arrival. Still, Blodget found the experience moving.
?It was a really beautiful experience,? Blodget says. ?Whatever that energy force is in us, I really felt like I could almost see that leave her body and go right out into a tree. I felt a sense of calm?I felt a sense of energy leaving a body that was worthless.?
McCormack says these kinds of experiences are common amongst volunteers, although emotional connections between volunteers and patients are much rarer than many expect. Because volunteers have no personal history with the patient, a deep emotional reaction is not common, as the volunteers? focus is to help dying patients pass on from this life.
While some may be unable to fathom feeling calm detachment in the face of death, Blodget says this is largely due to society?s concept of death itself.
?[Society?s] association is that death is loss, and for most of us, our family, and our friends, that?s exactly what it is,? Blodget says. ?But if we could actually step away and watch the dying process without the emotion, it?s a beautiful experience, it?s a beautiful process. It?s such a natural process to watch it happen.?
This realization has caused Blodget to become comfortable with death and its inevitability. So much so, in fact, that she already has plans for her own.
?I told my family that when my time comes, what I want them to do is bundle me up really well, somehow get me in a lawn chair and get me outside because nature means everything to me,? Blodget says. ?My view on death [has changed].
It is that I?m not afraid to die, but I am afraid not to live.?
McCormack also believes people should cherish death.
?It?s a privilege, really, to be present for a very sacred time in a person?s life?the passing from one life to the next,? McCormack says. ?People are not born alone, and we feel that people should have a presence when they die. That?s what this program is really about.?

Project House Mantle Plans | Jenallyson - The Project Girl - Fun ...
Since the kitchen has been finished, we?ve taken a little break from house projects. This has been a nice respite after 7 solid months of house projects. It?s also been nice to just enjoy the house. We love our little house and how comfortable and beautiful it is.
We?re really done with most of the work (yay!) with the exception of a few things?
The fireplace mantle.
It?s boring and was just old dirty brick when we bought the house, here?s a before:
Once we were finished with the majority of the renovation, Mr. Project took out the wood stove and primed the existing brick:
Which took a much longer time than we thought it would? and a lot more primer. Then we dove into painting it a dark charcoal gray?
And apparently decorating it for Halloween.
This is how it?s looked (minus the Halloween decorations) for the past 7 months.
But we have a vision for what we want it to look like? we want to create a big white mantle and then built-in bookshelves next to it. I drew some rough sketches, and Mr. Project translated them into this illustration:
So? if all goes well in the next several weeks, we?ll have a beautiful hearth area which will turn the existing blah fireplace into a beautiful focal point in the house.
Next up after the built-ins are the closet organizers. Right now we?re living with a $15 ikea clothes rack. I?ll be so excited when I can actually organize my closet and unpack my coats!
So that?s what we?re up to on the house. Hopefully I?ll be able to update sooner rather than later.

All jurisdictions in Canada provide for a number of public (also called statutory or general holidays) holidays each year. Some are common to all jurisdictions; others are specific to individual provinces and territories.
This year, Family Day falls on Monday February 20, 2012.
Family Day is a public holiday under employment standards legislation, observed the third Monday in February every year in five jurisdictions in Canada: Ontario, Alberta, Saskatchewan, Manitoba and Prince Edward Island. It coincides with the US holiday President?s Day. Although this holiday is celebrated in five jurisdictions, generally speaking, an employee will be governed by the laws of the jurisdiction in which he or she works.
For example, an employee working in Alberta for a provincially regulated employer will be governed by the employment standards legislation in Alberta, regardless of whether the employer is based in Ontario, Alberta, Saskatchewan, Manitoba or Prince Edward Island.
The province of British Columbia intends to implement Family Day as a statutory holiday in 2013.
Provincial employment standards legislation does not apply to employees of federally regulated businesses like banks, telecommunications companies, railways and airlines, or to federal civil servants. These employers are covered by the Canada Labour Code, which does not provide for family day. However, federally regulated employers can at their discretion add Family Day as a public holiday or floater day in workplace policies.
Employment standards legislation and regulations establish minimum standards of employment for most employers and employees working in a specific jurisdiction. Employers and employees (or their agents such as unions) may agree to more favourable (and different) terms in their conditions of employment or collective agreements.
To be eligible for a paid holiday, employees must ordinarily meet certain requirements, such as working a minimum number of hours or days in a given period prior to the holiday. The rules governing the treatment of public holidays differ between jurisdictions.
Below is an overview of legal requirements and issues surrounding Family Day in Alberta, Saskatchewan, Manitoba (known as Louis Riel Day), Ontario and Prince Edward Island (known as Islander Day).
Alberta
Family Day in Alberta was initiated to recognize the values of home and family. Alberta was the first province to establish Family Day as one a general holiday under the Employment Standards Code. Employees get a day off with regular pay. If the employee is required to work on the holiday, the employee must be paid regular pay plus a premium rate of pay (premium pay is 1? times the employee?s regular rate of pay) for the hours worked on the holiday or regular wages, and get a substituted day off with pay at a later date.
To be eligible for public holiday pay, employees:
- Must have worked 30 days for their employer in the preceding 12 months
- Must work their scheduled shift before and after the holiday (unless employer consent is given)
- Must work on the general holiday if requested
The Alberta Employment, Immigration and Industry Ministry clarifies that under Alberta?s employment standards legislation, the following rules apply:
- If employees normally work Mondays and are given Family Day off, then they are entitled to their regular daily wage.
- If employees normally work Mondays and work Family Day, then they are entitled to their regular daily wage plus time-and-a-half for all hours worked. Alternatively, they are entitled to their regular wage for each hour worked on the holiday, plus another regular workday off with pay.
- If employees normally have Mondays off but they work on Family Day, then they are entitled to pay at a rate of time-and-a-half of their regular wage for all hours worked.
- If employees normally have Mondays off and do not work on Alberta Family Day, then they are not entitled to general holiday pay and are not entitled to an extra day off. However, employees may receive general holiday pay or an extra day off if it is a part of their employment contract or a part of a union agreement. Employees should check with their employer.
Note that some employees are exempt from general holidays and general holiday pay.
Saskatchewan
Saskatchewan became the second jurisdiction in Canada to enact Family Day, recognizing the values of home and family.
Under the Saskatchewan Labour Standards Act, an employee who normally works Mondays and is given Family Day off is entitled to public holiday pay. In Saskatchewan, it does not matter how recently employees were hired, or how many days they worked before they are entitled to public holidays. All employees (whether full-time or part-time, permanent or on a limited term contract) qualify for public holidays unless they work in jobs exempt from the public holiday provision of the Act, or work in businesses with special rules.
Most employees get 1/20 of their regular wages in the four weeks before a public holiday as public holiday pay, no matter what their days of work. The calculation includes all wages and holiday pay, but not overtime. Construction employees paid by the hour are entitled to 3.5 percent of all gross wages (exclusive of overtime and annual holiday pay) earned each calendar year as public holiday pay. Employees on a fixed salary that have the day off with pay will have received proper payment for the public holiday.
When employees work overtime during the week of a public holiday, they get overtime after eight hours per day and 32 hours per week. The 32 hours does not include any hours worked on the holiday.
If employees work on a holiday, except those engaged in the operation of a well-drilling rig, they are entitled to time and one half for all hours worked. This includes salaried employees and managers. The time-and-one-half rate is in addition to the normal day?s pay.
The Act does not apply to undertakings in which only members of the employer?s immediate family are employed, to sitters or to persons employed primarily in farming, ranching or market gardening, with the exception of egg hatcheries, greenhouses, nurseries, bush clearing operations and commercial hog barns. Teachers are also excluded from public holiday provisions.
Employers can apply for a permit from the Director of Labour Standards allowing the public holiday to be observed on another day. The director may order that the holiday be observed on another day if a majority of the employees agree. If the employees are represented by a trade union, the trade union and the employer may agree in writing to observe the public holiday on another day.
Manitoba
Manitoba became the third jurisdiction in Canada to enact Family Day. The government decided to be different by naming the holiday in honour of the M?tis leader Louis Riel who led the Red River and North-West Rebellions in a fight to maintain aboriginal rights. Schools in the province were asked to submit one name that would be of relevance to Manitoba and reference citizenship, history, culture, the arts, sports or a significant individual. Eleven schools submitted the name ?Louis Riel Day?.
According to the Employment Standards Branch of the Department of Labour and Immigration, general holiday pay (public holiday pay) can be calculated in two ways:
- If employees? schedules are normally the same (their wages do not vary), they are paid their regular wages for the general holiday. For example: an employee may normally work eight hours a day, five days a week. The general holiday is a Monday and he/she did not work. General holiday pay for the day is eight hours at his/her regular wage.
- If an employee?s hours or wages change from day to day or pay period to pay period, the general holiday pay is five percent of the employee?s total wages in the four-week period immediately before the holiday. Overtime should not be included in this calculation. For example: a part-time employee may work about 25 hours each week at $10 per hour, but his/her schedule is different each day. In the four weeks before the holiday, he/she earned $1,000. General holiday pay is $1,000 times five percent, or $50.
In the construction industry, employees are entitled to general holiday pay, but it is calculated as a percentage of their regular wages. It is often paid on every cheque instead of on the holiday.
It does not matter how long an employee has worked for an employer to be entitled to a general holiday and general holiday pay.
All employees receive general holiday pay unless:
- They are absent from work on a general holiday that is normally a workday and they are expected to work
- They are absent from work, without permission, on their last scheduled workday before the holiday or their first scheduled workday after the holiday, unless they are absent because they are ill
Employees who work on a general holiday are normally entitled to 1? times their regular rate of pay for the hours worked. In addition they also receive their general holiday pay.
In Manitoba, even when collective agreements do not mention Louis Riel Day, it is still a general holiday for all employees who work in a provincially regulated industry. Louis Riel Day is a minimum standard, and collective agreements cannot have provisions that offerless than any minimum standard.
The employer, with the written agreement of the majority of the employees or by their collective (union) agreement, can choose to substitute a different day in the place of a general holiday.
Ontario
Ontario became the fourth jurisdiction in Canada to enact Family Day, amid the most controversy, and surveys upon surveys. The holiday is in recognition of family. Ontarians have a day off to spend with their friends and families, and to enjoy the many great outdoor activities the province has to offer.

There has also been a lot of discussion and confusing information about an employer?s obligation to provide family day in February if they already provide a greater benefit, meaning if they already provide more than nine paid public holidays a year. The principle is found in the Employment Standards Act: provisions of an employment contract, including a collective agreement, prevail if they provide a greater benefit to an employee than the employment standard.
Ontario?s Ministry of Labour recently clarified the issue by indicating that if an employer provides 10 or more paid holidays, employees may not automatically be entitled to Family Day. Employees should speak to their employer or union official to determine whether they will have Family Day off. Family Day must be treated like any other public holiday. Generally, if a public holiday falls on a day that would ordinarily be a working day, the employee is entitled to the day off work and to be paid public holiday pay. However, the employee would not be entitled if he or she failed, without reasonable cause, to work all of his or her last regularly scheduled day of work before Family Day or all of his or her first regularly scheduled day of work after Family Day.
It does not matter how recently the employees were hired, or how many days they worked before the public holiday (although that can affect the amount of their public holiday pay).
Qualified employees have a right to refuse to work on a public holiday, and to take the day off with pay. However, if an employee who qualifies agrees in writing to work on the holiday, the employee is either:
- Entitled to wages at his or her regular rate for all hours worked on the public holiday plus another regular working day off with public holiday pay (this substitute day off must be scheduled for no later than three months after the public holiday or, if the employee has agreed in writing, up to 12 months after the public holiday), or
- Entitled to public holiday pay for the public holiday plus premium pay (1? times the employee?s regular rate) for all hours worked on the public holiday. In this case, the employee is not given a substitute day off.
There are three categories of employees who may not have the right to the day off. These include employees who:
- Are not covered by Ontario?s Employment Standards Act, (i.e., employees who work in federally regulated workplaces such as banks, telecommunications companies, railways and airlines, or who are federal civil servants).
- Are covered by the ESA, but fall within a special rule or exemption involving the ESA?s public holiday provisions. - Those whose collective agreement or employment contract is more generous to them in relation to public holidays than the public holiday provisions in the ESA (see above explanation).
Generally, employees who don?t qualify for public holiday entitlements must work on Family Day if asked by their employer. Most non-qualified employees are entitled to be paid 1? times their regular rate of pay for each hour worked on Family Day. There is no substitute day off. If a non-qualified employee is not asked to work on Family Day, he or she gets the day off with no pay.
Family Day was also made a public holiday under the Ontario Retail Business Holidays Act (RBHA). Most retail outlets must close on a day that is a holiday under that act. The RBHA provides certain municipalities the right to have their own bylaws.
Exempt from the act are book or magazine stores under 2,400 square feet with a maximum of three employees, pharmacies under 7,500 square feet, flower shops and gas stations. Stores may also be open on these holidays if exempted under specific municipal bylaws for the development or maintenance of tourism. Any questions about tourism designations or local hours of retail operation should be directed to the municipal clerk?s office in your municipality.
The City of Toronto Act, passed in January 2007, exempted the City of Toronto from the Retail Business Holidays Act, giving the city the ability to set its own rules regarding retail business holiday shopping. You should be aware that retailers within the municipal boundaries of the City of Toronto are permitted to open on Family Day.
Prince Edward Island
Prince Edward Island is the latest province to enact family day, under the name of Islander Day.
Employers are required to provide eligible employees who worked for at least 30 calendar days in the 12 calendar months before the public holiday with time off work with regular pay, or average daily wages (when wages vary), exclusive of overtime.
In order to have a day off with pay for Islander Day, an employee must also:
- Have earned pay on at least 15 of the 30 calendar days before the holiday
- Have worked his/her last scheduled shift before the holiday and his/her first scheduled shift after the holiday.
An employee who qualifies for the paid holiday but who is not scheduled to work on the paid holiday is entitled to another day off with pay.
Note that some employees are exempt from general holidays and general holiday pay. Some businesses like restaurants, convenience stores and tourist attractions remain open.
An employee who works on a holiday and who is qualified to be paid holiday pay is entitled to receive the following:
- The amount the employee would have normally received for that day; plus,
- One and one-half times the employee?s regular rate of wages for the number of hours worked on that holiday;
or
- The regular rate of wages for the number of hours worked on that day; plus,
- Another day off with pay for the equivalent hours worked.
Note: an employee who has an arrangement with their employer where they may elect to either work or not work when requested does not qualify.
Advantages of providing Family Day
Family day provides a welcome break for employees during one of the coldest month of the year, between New Year?s Day and Easter.
It is a relatively easy and cost-efficient way for workplaces to become more family-friendly by allowing employees the use of their basic statutory holidays and offering additional holidays. These holidays provide employees with an opportunity to spend more time with their families and to deal with household responsibilities.
Several political parties and groups are calling for the federal government to make this a national holiday across Canada.
British Columbia and New Brunswick are two other provinces considering adding Family Day as a public holiday.

Whitney Houston to Be Eulogized by Gospel Singer Marvin Winans (omg!)
It will be a solemn occasion this Saturday, when close friends and family gather at the New Hope Baptist Church in Newark, New Jersey for the late Whitney Houston's funeral.

At the request of her mother Cissy Houston, the Grammy winning singer -- who developed her extraordinary vocal talents at the church -- will be eulogized by gospel singer Marvin Winans. The brother of gospel star CeCe Winans (who dueted with Houston, 48 when she died, on the song "Count on Me"), Marvin officiated at the 1992 wedding of Houston and Bobby Brown at Houston's $11 million estate in Mendham, NJ.
"She was able to leave us with so many wonderful memories of that God-given gift," Pastor Joe Carter, who is leading the private, invitation-only service, told CNN. "That's what we are celebrating on Saturday."

New Hope Baptist Church seats 1,500 people. Carter said he expects "all these empty pews to be filled with people whose hearts are broken." A public service planned at a local stadium in Houston's honor has been cancelled at her family's request.

Houston was found lifeless, partially submerged in a bathtub, in her room at the Beverly Hilton last Saturday. She was pronounced dead at 3:55 p.m. An investigation into her death is ongoing, though sources told TMZ the singer (who was frank about her struggles with substance abuse in the past) likely died from a lethal combination of prescription pills and alcohol.
